It is a collection of residential communities roughly along Shea Boulevard between State Route 51 and Tatum Boulevard up against the Phoenix Mountains Preserve in North Phoenix․
Locals don’t say, “I live in 85028.”
They say, “We’re near 32nd/Shea.”
One of 85028’s biggest draws is its housing stock․
Most homes are single-family dwellings on larger lots and have mature landscaping, and architecture is diverse; a higher percentage of owner-occupancy, especially among long-term residents, has encouraged stability․
Compared to newer suburbs further out, the Sheaborhood is seen as providing space, privacy, and centrality at a lower price․
Scottsdale is often the first place people look — but many buyers ultimately choose the Sheaborhood for livability.
You’re close enough to enjoy Scottsdale amenities, without paying for the zip code or dealing with density and traffic.

The Sheaborhood is located in North Phoenix’s 85028 zip code, centered around Shea Boulevard, between State Route 51 and Tatum Boulevard, at the base of the Phoenix Mountains Preserve.
During rush hour, travel time to downtown Phoenix is 20 to 30 minutes, to Scottsdale Airpark 15 to 25 minutes, and to Sky Harbor Airport 20 to 40 minutes․
Single-family homes on large lots with mature landscaping from the 1960s to 1990s dominate the neighborhood, while rental streets are comparatively rare․
Yes․ Most are retirees or downsizers who prefer quiet streets, healthcare access, and long-term livability and public domain without condo development․
While summer can be hot, it is “a dry heat”, and most of the residents have adapted their activities to the mornings and evenings․ Outstanding months are October through May․
6․ Is Sheaborhood a safe neighborhood?
Overall, 85028 is a relatively stable residential area that includes a higher proportion of homeowners and lower crime than the Phoenix average․
Trader Joe’s, Fry’s, Bashas’, specialty food shops, and a new Whole Foods are part of the PV redevelopment.
The Sheaborhood is also still a car-dominant neighborhood with short trip times, although many areas are becoming more walkable near Shea and PV․
The former Paradise Valley Mall is being redeveloped into a mixed-use, walkable environment including restaurants, shopping, a Whole Foods grocery store, Life Time Athletic and a park․
It offers shorter commutes and larger lots with a more established feel than the outer suburbs․
