What is the Sheaborhood and Where is it Located?

The Sheaborhood is a newer nickname that’s catching on for the 85028 zip code area, though you’ll hear locals call it by several names—the Shea Corridor, Shadow Mountain, or simply “near 32nd and Shea” or “Tatum and Shea.”

Here’s the breakdown of the boundaries:

Sheaborhood Boundaries:

-West: 24th St

-East: Tatum Blvd

-North: Cactus Rd

-South: Phoenix Mountains Preserve

What makes this location so special? The southern and western boundaries are bordered by the Phoenix Mountains Preserve, giving you that “out in the desert” feeling while you’re actually right in the middle of Phoenix. It’s the best of both worlds!

Distance from the Sheaborhood to other popular Phoenix locations

This is honestly one of my favorite things about living here․ My wife has to travel almost weekly, and from our house to her parking spot at Sky Harbor? 15 minutes․ I always tell people that there are more things within 15 minutes of this location than just about anywhere else in the valley․

Drive Times from 85028:

Sky ‌Harbor Airport: 15 minutes
Downtown Phoenix: ‌15 minutes
Diamondbacks games: 15 ‌minutes
Old Town ‌Scottsdale: 20 minutes
Kierland: 20 minutes

The central location gives you easy access to both downtown Phoenix and Scottsdale without the premium prices of those areas.

What Types of Homes are in the Sheaborhood?

The Sheaborhood offers an incredible variety of housing options, which is what makes it work for so many different people—from young families to retirees.

Home Styles in 85028:

-Condos
-Townhomes
-Patio homes
-Single-family homes

Very few of the homes in the neighborhood are two stories, and most were constructed between the 1960s and the 1990s․ Many of these homes have been entirely remodeled․

This means whether you are looking for a 3000+ square foot single family home for your growing family or downsize into a 1600 square foot patio home, it is within the neighborhood․

Is the Sheaborhood Good for Retirees and Downsizing?

Absolutely! Here’s a fascinating statistic: 85028 has the oldest median age population of any zip code in Phoenix (out of 42 zip codes). That tells you something, doesn’t it?

A good portion of my clients are folks who’ve lived in their homes for 20, 30, even 40 years—they raised their kids here and now they’re empty nesters. The beautiful thing is you don’t have to leave the area to downsize.

Downsizing Options in 85028:

-Single-family ‌homes with 1600-2000 square-feet of space
-Low-maintenance one-level ‌homes west of the 51, between Shea and Cactus
-Patio homes and townhomes near Stone Creek Golf Course along Cholla
-Condominiums are plentiful in the area

You can downsize and stay in the zip code, remaining close to your doctors, preferred hospitals, and the community you love. Once people get into this area, they just don’t want to leave!

Is the Sheaborhood Safe?

I have to be careful how I answer this, but let me share our personal experience. When we moved our family here almost 30 years ago with our two young daughters, we were looking for a safe place to raise them. We’re still here.

In all those years—knock on wood—we’ve never had any crime whatsoever at our home. I can’t think of any criminal activity in any of the homes we’ve lived in or among our neighbors over the last three decades.

This isn’t a place where you’re hearing sirens and helicopters flying over every night like in other parts of the valley. That said, I always encourage people to do their own research using crime statistic websites to verify. But from boots on the ground? We’ve felt safe here for 30 years.

How Does the Sheaborhood Compare to Scottsdale and Paradise Valley?

Here’s the best way I can explain it: You get those mountain views and the feeling of being in nature—that slower pace of life you get in Scottsdale and Paradise Valley—but not at Scottsdale and PV prices.

Think about this: Scottsdale’s “magic zip code” 85254 is basically on our east border. Paradise Valley is on our southeast border. Two of the nicest and highest-priced zip codes in Phoenix are right next to us.

What Makes 85028 Special:

-Mountains to the south and west (Phoenix Mountain Preserve)
-There are more hiking and mountain biking trails than you can imagine․
-Many residents live within a 5-10 minute walk of some of the best mountain trails in the valley
-Similar vibe, lifestyle as PV and Scottsdale, without the cost
-If you like being outdoors, you’ll love it here․I live right on the preserve, so I can literally open my gate and walk out for a hike.

What Healthcare Options are Near the Sheaborhood?

When we moved here 30 years ago, healthcare was very important to us with two young daughters. The access is outstanding.

Hospital Drive Times from 85028:

Everything is 10-12 minutes away. The only way to be closer would be to live right in the middle of downtown Phoenix. Plus, there are excellent doctor offices and specialists throughout the area.

What School Districts Serve the Sheaborhood?

This is something a lot of people don’t know! While most of 85028 (about 85-90%) is in Paradise Valley Unified School District, there’s actually a portion in Scottsdale Unified School District.

Paradise Valley Unified School District (40th Street to 24th Street):

Elementary: Mercury Mine
Middle School: Shea Middle School
High School: Shadow ‌Mountain High School

Scottsdale Unified School District (40th Street to Tatum Boulevard):

Elementary: Cherokee ‌Elementary
Middle School: Cocopah Middle School
High School: Chaparral High School (the “Three C’s”)

That stretch, from 40th Street to Tatum, is a pretty good-sized area in the Scottsdale School District․ Our girls went to Cherokee when we first got here, so I can speak to the quality of both districts․
