85028 School District Boundaries in The Sheaborhood

If you’re moving into 85028, here’s the part that catches a lot of people off guard: one zip code, two public school districts. I hear this all the time from buyers who assume the whole Sheaborhood feeds into Paradise Valley schools, and that isn’t how this pocket of Phoenix works. After reading this post, you’ll know the school district boundaries in the Sheaborhood.

The good news is the boundary is pretty easy to understand once you know where to look. If you know 40th Street, you can get the lay of the land fast.

The quick answer for families looking at 85028

When people ask me about school district boundaries in the Sheaborhood, I usually start with the same simple point: there are two different public school districts in this zip code. That’s the part many people don’t expect.

On one side, you’ve got Scottsdale Unified School District. On the other, you’ve got Paradise Valley Unified School District. The dividing line is 40th Street. If a home is east of 40th Street, it falls into Scottsdale Unified. If it’s west of 40th Street, it falls into Paradise Valley Unified.

That’s the big picture, and it’s the part that matters most when you’re narrowing down a home search with kids in mind. Zip code alone doesn’t answer the school question here. Street location does.

A quick snapshot makes it easier:

  • 85028 has two public school districts
  • 40th Street is the main dividing line
  • Homes east of 40th Street go to Scottsdale Unified
  • Homes west of 40th Street go to Paradise Valley Unified

That one detail can change the entire school path for a family, so it’s worth slowing down and checking the map instead of assuming the zip code tells the whole story.

Why 40th Street matters more than the zip code

In 85028, 40th Street is the line that determines where your kids will go to school. That’s the easiest way I know to explain it. If you’re west of 40th Street, you’re in Paradise Valley Unified. If you’re east of 40th Street, you’re in Scottsdale Unified. 

If you remember one thing, remember this: 85028 is one zip code, but it’s not one school district.

That’s why so many buyers get surprised. A lot of folks think all of 85028 is Paradise Valley, and it isn’t.

If you’re trying to check a home quickly, this is the easiest way to think about it:

  1. Find the property on a map and locate 40th Street.
  2. If the home is east of that line, start with Scottsdale Unified.
  3. If the home is west of that line, start with Paradise Valley Unified.

If you’re still in the home-shopping stage, my Phoenix home search site is a good place to start narrowing down neighborhoods and addresses before you dig into the school path.

Once you’ve got that line in your head, the rest starts to make a lot more sense.

If you’re east of 40th Street, you’re in Scottsdale Unified

On the east side of 40th Street in 85028, the school path goes through Scottsdale Unified School District. For families trying to picture the progression from elementary to high school, this is the side that feeds into Cherokee Elementary School, Cocopah Middle School, and Chaparral High School.

Cherokee Elementary School

If your home is in the Scottsdale side of this part of 85028, Cherokee Elementary is the first stop in the path. This is the elementary school tied to that east-side pocket, and it’s the name I want buyers to remember first when they’re comparing homes across the district line.

That matters because two homes can look similar on paper, both with an 85028 address, but feed into different elementary schools based on which side of 40th Street they sit on.

Cocopah Middle School

From Cherokee, the next step is Cocopah Middle School. In the video, it sounds like “Koka,” but the school is Cocopah. If you’re mapping out the full feeder pattern for a child who isn’t in high school yet, this is the middle-school piece of the Scottsdale side.

That full path matters more than people think. A buyer may start by asking about elementary school, then realize they also want to know the middle-school and high-school track before making a decision.

Chaparral High School

For high school, the east-side pattern leads to Chaparral High School. So the progression on this side is simple once you know it:

Cherokee -> Cocopah -> Chaparral

If you’re looking at homes east of 40th Street and trying to line up the district quickly, that’s the school path I would keep in front of you.

If you’re west of 40th Street, you’re in Paradise Valley Unified

Now let’s look at the other side of the line. If the home is west of 40th Street, you’re in Paradise Valley Unified School District. This is the district many people assume covers all of 85028, and while it covers a big chunk of it, it does not cover the whole zip code.

The west-side feeder path is Mercury Mine Elementary School, Shea Middle School, and Shadow Mountain High School.

Mercury Mine Elementary School

For elementary school on the Paradise Valley side, the name to know is Mercury Mine Elementary. If you’re touring homes west of 40th Street, this is the elementary school that comes into the conversation.

In real life, this is where families often start drawing distinctions between homes. They may love one house, then realize the school path changes with another property only a short distance away.

Shea Middle School

After Mercury Mine, the middle-school path goes to Shea Middle School. This part tends to be easy for local buyers to remember because Shea is such a familiar east-west road in this area.

When I talk to families, I try to keep it simple: once you’ve confirmed the home is west of 40th Street, the middle-school piece to remember is Shea.

Shadow Mountain High School

On the high-school end, the west side feeds into Shadow Mountain High School. That gives you the full Paradise Valley path for this part of 85028:

Mercury Mine -> Shea -> Shadow Mountain

The takeaway is simple. The school path changes with the side of 40th Street, even when the zip code stays the same.

Why this matters when you’re buying in The Sheaborhood

This isn’t a small detail. For a lot of families, school district boundaries in the Sheaborhood shape the entire home search.

I’ve seen buyers look at 85028 as one clean option, then realize they need to separate it into two different parts because the school path matters to them. That’s why I always tell people not to stop at the zip code. Go one step further and check the exact location to get your school boundaries.

Sometimes the house is right. Sometimes the block is right. Sometimes the whole feel of the neighborhood is right. But if the school path is one of your top filters, you need the address and the boundary to line up too.

A few things are worth keeping in mind as you shop:

  • Don’t assume every 85028 home goes to the same district.
  • Check the address against 40th Street early in your search.
  • Look at the full school path, not only the elementary school.
  • Compare homes on both sides of the boundary if you’re still deciding what fits your family best.

This is one of those local details that can save you time and keep you from falling in love with the wrong house for the wrong reason.
